The Georgian market is granular: two developments on the same street can differ by 40 percent depending on developer, finishing stage, floor and view. A blanket price per square metre for “Georgia” is therefore of limited use. What matters is the price per square metre in a specific micro-location relative to achievable rent.

Batumi is cheaper to enter but seasonal. Tbilisi costs more and delivers year-round demand and steadier long-term tenancies.
The lowest price per square metre is rarely the best investment. We net off running costs, vacancy and management before quoting a figure.
Compact sea-view units in new developments start at around $50,000. Larger apartments in premium projects on the New Boulevard are considerably higher.
A realistic entry point in sought-after districts such as Vake or Saburtalo is around $100,000; high-quality new builds often range between $150,000 and $300,000.
