Process — Buying
Ownership in Georgia is transferred through the National Agency of Public Registry (NAPR). There is no months-long conveyancing chain: depending on the service chosen, registration happens the same day (350 GEL), within one working day (270 GEL), or on the standard track within four working days (150 GEL) (Source: NAPR, Fees and Terms, as of 21 September 2026). That speed is a genuine advantage — but it moves all the real work upfront, into due diligence.
That is where we focus. We verify the developer, permits, title status and contract clauses before any payment is triggered, and we attend the appointment with you or act under power of attorney.

Purchase contract with clear payment, completion and withdrawal terms. New builds usually with a deposit and instalment plan.
Registration at NAPR, followed by electronic proof of ownership in your name — same day, within one working day, or the standard four working days, depending on the service chosen.
Ownership is recorded electronically at the Public Registry (NAPR). The entry is the decisive proof of title and can be checked online.
Not always. Many contracts are executed directly at the registry; notarisation matters mainly for powers of attorney issued abroad.
We look at completed projects, delivery record, ownership structure, active construction sites and permit status — and speak to buyers from earlier phases.
With pre-sales the main risks are construction delay and build quality. We therefore vet developers and contract clauses before any payment and favour projects with a proven record.
We walk you through every step — selection, due diligence, contract and registration — in your language.
